  • Develop project objectives with stake holders

Feasibility Analysis & Due Diligence

  • Launch the Team with a Design Charette or Pre-Development Team meeting
  • Provide Project Management for all Professional Service consultants including
              - Land Planner and Civil    Engineer
              - Architect, MEP, Structural Engineers and Interior Designer
              - Specialty consultants –Branding, F&B, Lighting, Kitchen, Procurement, Signage and 
                Graphics, Spa, 
Acoustic
  • Select and Hire pre-construction services to obtain true costs for all project aspects
  • Share budgets with teams and hold them accountable to design to budgets
  • Liasson with local governing authorities, share vision and timelines and verify process for approvals.
  • Coordinate with ownership and the operator to incorporate functional and operational goals into the design.

Select & Contract Design Team

  • Create a Design Statement that clarifies the projects goals and objectives
  • Develop an Architectural program of spaces
  • Write a Narrative of Operational desires and ideal consumer experience
  • Create RFP’s that define these objectives
  • Seek Professional service teams that align with the goals
  • Manage the RFP process and interview candidates with wisdom
  • Select the team and make recommendation to stakeholders
  • Negotiate Contracts and specify scope of work, budget and schedule no scope gaps or

  • Award contracts and deliver design schedules and coordination expectations between
  • consultants
  • Identify Governing authorities expectations for communication and permits required
  • Lead and manage the design team to the defined NorthStar by following the roadmap
  • Lead coordination meetings with teams.
  • Coordinate all participants including ownership and operations to provide feedback to the design team at critical milestone phases. SD, DD and CD
  • Keep the project team focused on the budget and schedule requirements with support from the pre-construction team.
  • Solve project problems with internal or external agencies as needed to keep project flow
  • Qualify, interview and select the construction team thru an RFP process
  • Select contractor and negotiate contract verifying scope of work is confirmed and verify execution plan matches owners’ objectives
  • Provide pre-construction orientation to the selected contractor and select an onsite owner’s representative to make sure the road map is followed in budget and schedule and vision.
  • Qualify, interview and select the Procurement company for FFE, signage and graphics and any other specialty elements of the project.
  • Provide Pre-opening coordination with operations team to communicate expectations on delivery of the project.
  • Deliver close out materials to the ownership or operator and share lessons learned.

Design Management-Inception to Completion

Presenting development ideas to money partners, answering questions, and defending positions…all this requires skill and a complete command of the plan. When Peg ran the meeting, money partners wanted to poach her to design and build their own projects. True story!
